We do the cleaning and organizing.
Items are collected and organized in advance of staging, and that immediately reduces clutter.
Then we stage the home and advertise the sale.
We sort, stage, and price room by room. Our deliberate, methodical staging process helps buyers find what they want, increasing the sale proceeds for you and your family.
And then we send you a check.
We sell items at fair prices, take an agreed commission, and pay you the rest by cashier’s check, with every cost itemized on your statement.

Meet our founder, Richmond Frank
Richmond Frank has run estate sales in and around Fort Worth and DFW for over eight years, after more than three decades managing retail stores. He’s handled everything from tidy downsizes to packed houses. Richmond stages each area, his team comes in behind him, and they know the buyers in town who pay well for household goods.

What areas do you serve?
We're based in Fort Worth and take sales as far out as Dallas, including Arlington, Grand Prairie, Irving, Grapevine, Lewisville, Flower Mound, Carrollton, Richardson, Garland, Mesquite, Plano, Frisco, Allen, and McKinney. Recent sales have run in Fort Worth, Irving, North Richland Hills, and Benbrook. If you're close to one of those, call and ask.
How much do estate sale companies charge?
With us, nothing up front, and the first walkthrough is free. We work on commission: forty percent of sale proceeds, more for homes that need heavy clearing. Sale costs, such as staffing, advertising, and card fees, are billed at cost and itemized on your statement.
The cleanout is included, not billed as an extra.
If you’re comparing companies, ask whether their quote includes emptying the house. Ours does.
How fast can you clear the house?
After the sale, Richmond cleans out properties personally, and it typically takes a couple of days. If he cannot complete the job by himself, he will hire a dedicated work crew or provide clients with recommendations.
What happens to things that don’t sell, and I want to get rid of?
We clear unsold furniture, tools, and household goods out of the home. Some municipalities allow for curbside bulk-item disposal, while Fort Worth and Arlington require standard trash receptacles.
If curbside disposal is not available, we bring in a dedicated contractor to haul off unwanted items.
